The rental process

The references have gone through and the new tenants are just about to move into their new home. Once again Smartlet will be there to ensure that the tenancy gets off to a good start.

Tenancy agreement/deposit

All tenants will be asked to sign an Assured Shorthold Tenancy, usually for a minimum of six months and a dilapidation deposit will be taken and lodged with the government-approved scheme, The Deposit Protection Scheme.

Inventory/check in

Tenants will be provided with a full inventory to include floor plans and photographs recording the condition of the property at the check-in. Inspection/rent collection.

Rent is paid/collected normally on the 1st of each month. We will inspect the property once a month for the first three months and thereafter quarterly. This enables us to get to know the new tenants and to deal with any maintenance issues as they arise.

Ongoing management

At Smartlet we ensure that all queries and maintenance issues are responded to promptly and professionally. We believe that if we help tenants to maintain the standard of their home this will foster a respect towards that home and create a higher than average benchmark level for the fabric of the property and hopefully a long term tenancy.

Additionally should a tenant’s circumstances change and their ability to meet the rent diminish, Smartlet will be the first and natural place to call where tenants will receive support, relevant information and direction from our experienced team to ensure that their tenancy continues to be managed to the benefit of both themselves and the landlord.
