Now comes the potentially stressful area of referencing. Not with Smartlet. We will assist our tenants throughout the whole process. The key to successful referencing is to be totally honest, not everyone has an exemplary financial history, this does not mean that someone could not become a good tenant.

Credit check

Every applicant will undergo a credit check through a referencing company, which normally can be processed within 24 hours.

Referencing

Concise information
This process can be greatly improved if all the information provided is complete and accurate. This includes:

  • Postcodes
  • Telephone numbers
  • Email addresses
  • Fax numbers

Remember more is always better.

Proof of residency

Prospective tenants will be asked to provide proof of residency over the last 12 months. Examples of acceptable proof of residency would be:

  • Driving licence
  • Utility bill (not older than 3 months)
  • Council Tax bill
  • Housing Benefit letter
Proof of identification

We will ask to see two forms of identification, one of which must be photographic:

  • Driving licence
  • Passport
  • Birth certificate
