Our agreement with our landlords

Our standard agency agreement sets out clearly and concisely the extent of the letting and management services offered and scale of fees charged.

Our fee for providing a full property management service is taken as a percentage of the gross rent (plus VAT) due each month for the period of the tenancy.

Our agreement covers:

  • Property appraisal
  • Advertising and Marketing
  • Referencing applicants
  • Producing an inventory
  • Preparing tenancy agreement
  • Taking and holding dilapidation deposit
  • Checking in tenants
  • Collecting rents and forwarding to landlord
  • Inspecting property
  • Co-ordination of maintenance issues
  • Conducting “check out” at the end of a tenancy

At Smartlet we will try to ensure that the service we provide fits our landlords requirements. They may wish to use only our marketing network therefore we can offer a "Find Tenant Only" scheme.
